What is a Private Provider?

Those firms that are authorized by the State of Florida to conduct Alternative Third-Party Plans Review and Inspections.  The trades allowed are Building Structural Mechanical Electrical and Plumbing. 

It this Private Provider service legal?

Absolutely.   Effective 2002, Florida law authorizes fee owners to elect to use private providers to review plans and inspect construction for compliance with the Florida Building Code and Local Amendments.

How much time can I really save on Plan Reviews?

In the Plans Review process it has been estimated that the permitting cycle can be reduced up to 40% depending on the responsiveness of the design professionals, ownership, and complexity of the project.

How much time can I really save on Inspections Process?

It has been estimated that the inspections timeline can be reduced up to 30% depending on the quality of work by contractors, revisions (planned or otherwise) and overall responsiveness of contractor, design professionals, ownership, and complexity of the project.

How does the Private Provider process work?

The steps are very straightforward:

  • Private Provider is engaged by Client
  • Immediately begin coordination with Design Professionals
  • A Notice to Building Official is presented to Municipality at permit submittal
  • Plan Review Simultaneous to Municipal Review (In many cases when drawings are ready to submit to the municipality our trades are already approved.)
  • Compliance Affidavits Submitted to Municipality while municipal review is being completed
  • Permit Issuance
  • Inspection coordinated with Private Provider and municipality ensuring a more managed more efficient process.
  • Steps above repeated depending on revision as needed.

How are Private Provider Fees calculated?

WHAT IS A BUILDING PERMIT?

Formal approval of building plans by the designated government agency as meeting the requirements of prescribed codes. It is an authorization to proceed with the construction or reconfiguration of a specific structure at a particular site, in accordance with the approved drawings and specifications.

WHY IS A BUILDING PERMIT REQUIRED?

Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.

WHERE DO I GET A BUILDING PERMIT?

There are different building jurisdictions. Each city has its own building official who issues building permits for work within that city’s jurisdiction.

WHY DO I NEED TO GET A BUILDING PERMIT?

It’s the law! A permit brings you the service of Building Department Plans Reviewers and Inspectors who are experts in their field. In addition to providing advice, they approve each phase of your project, checking to see that the work is done in accordance with the code and the approved plans. Working without a permit is illegal and can result in fines and cause problems if and when you sell your house. 

HOW LONG IS A BUILDING PERMIT VALID?

A building permit is valid provided an approved inspection is obtained within 180 days of its issuance, and an approved inspection is obtained every 180 days until completion. Partial inspections are not valid to extend.
